Spring in the Chesapeake Bay region brings welcome warmth but also humidity, pollen, and the aftermath of Mid-Atlantic winters. Whether you're in an Annapolis colonial, a NoVA townhome, or a DC rowhouse, these easy wins will protect your investment and keep your home running smoothly all season long.

Check off items as you go!

Exterior & Roof

  • Inspect your roof for winter damage
    • Ice damming is common in the DMV after freeze-thaw cycles. Look for missing shingles, lifted flashing, or dark staining on fascia boards.
  • Clean and inspect gutters & downspouts
    • Spring pollen and oak catkins clog gutters fast in Anne Arundel and Montgomery County. Ensure downspouts drain at least 6 ft from your foundation.
  • Check exterior caulking & weatherstripping
    • Our humid summers make cracked caulk around windows and doors a fast path to mold. Recaulk any gaps before the heat arrives.
  • Power wash your siding, deck, and driveway
    • Winter salt and Chesapeake humidity leave mold and mildew on most exterior surfaces. A rinse now prevents staining and wood rot.

HVAC & Air Quality

  • Replace HVAC air filters
    • The DMV is one of the worst regions for spring allergies and tree pollen peaks in April. Switch to a MERV-11 or higher filter before you switch to cooling mode.
  • Schedule an AC tune-up before the heat hits HVAC technicians in NoVA and DC book out weeks in advance by May.
    • Call now to beat the rush and ensure refrigerant levels are correct.
  • Clean AC condenser unit outside
    • Clear away debris, dead leaves, and mulch from the unit. Ensure at least 2 ft of clearance on all sides for proper airflow.
  • Test whole-home humidifier & dehumidifier
    • Mid-Atlantic summers are brutally humid. Make sure your dehumidifier's drain line is clear and the unit is ready for June–August use.

Plumbing & Water

  • Inspect hose bibs & outdoor spigots
    • Freeze damage to outdoor spigots is a top insurance claim in Maryland every spring. Turn on slowly and check for drips or reduced pressure inside walls.
  • Check your sump pump
    • Anne Arundel County and NoVA see heavy spring rain. Pour a bucket of water into the pit to confirm the pump activates and the discharge line is clear of ice damage.
  • Flush your water heater
    • Sediment buildup reduces efficiency — especially if you're on well water in rural parts of Anne Arundel or Howard County. Drain 2–3 gallons to clear sediment.
  • Inspect irrigation system & sprinkler heads
    • Turn on zones one at a time and look for broken heads or misdirected spray. Check for MD/VA seasonal watering restrictions before programming your timer.

Lawn, Garden & Outdoor Spaces

  • Aerate and overseed your lawn
    • Cool-season grasses like tall fescue are standard in MD and NoVA. Early spring (late March–April) is the ideal window for overseeding thin patches before summer heat sets in.
  • Apply pre-emergent weed control
    • Crabgrass is the nemesis of DMV lawns. Apply pre-emergent when soil temps reach 55°F (typically late March in the DC area) to prevent germination.
  • Inspect and clean deck or patio
    • Check deck boards for rot, popped nails, and loose railings. Re-stain or reseal wood decks if water no longer beads on the surface.
  • Service your lawn mower & outdoor equipment
    • Change the oil, replace spark plugs, and sharpen the blade before the first cut. A dull blade stresses grass and invites disease in our humid summers.

Safety & Indoor

  • Prep Test smoke & carbon monoxide detectors
    • Maryland and Virginia law requires working CO detectors in all homes. Spring is a great time to replace batteries and test every unit.Replace detectors older than 10 years.
  • Check your home for radon
    • Parts of Northern Virginia and western Maryland have elevated radon levels. If you haven't tested in 2+ years, pick up a kit at any local hardware store for under $20.
  • Inspect attic & basement for moisture or pests
    • Termites swarm in spring across the DMV — look for mud tubes along foundations. In the attic, check for daylight around vents and signs of ice dam water intrusion.
  • Review your homeowner's insurance policy
    • Check that coverage reflects any renovations, and confirm you're protected for storm surge or flooding if you're near the Chesapeake or a creek in AA County.
  • Deep clean dryer vent & exhaust fans
    • Lint-clogged dryer vents are a leading cause of home fires. Also clean bathroom exhaust fans, which fight mold in our humid climate year-round.
  • Stock a storm preparedness kit
    • The DMV sees severe thunderstorms and occasional derechos in spring and summer. Refresh your kit with water, flashlights, a portable phone charger, and a 3-day food supply.
